Project change.
Evaluated, governed, verified.
Portico coordinates and governs change on commercial real estate projects so buildings are delivered and perform as intended.
Every project changes. Few teams see the full impact.
Client requests
Client requirements evolve and scope changes with them.
Value engineering
Costs come in higher than expected and savings are proposed.
Product substitutions
A specified product is discontinued, or its lead time will not hold.
Design deviations
Detail increases and the design moves away from what was assumed.
Record corrections
A ceiling comes down and the structure is not what the records showed.
Requirement uplifts
A regulation is tightened or a target is raised mid-project.
Commissioning deviations
Systems do not achieve their design performance on test.
Operational deviations
The building in use does not perform as it was designed to.
Portico evaluates and governs change across the RIBA plan

One agreed model of the project
Portico builds a detailed project baseline from architectural drawings, MEP designs, thermal models, cost models and employer's requirements. On existing buildings, Portico engineers survey the site and calibrate the model against it. The baseline holds the agreed position on cost, compliance, building performance and design intent.

Impact analysis for every change
Ask Portico what a change does and get an answer immediately. Every proposal is checked against the cost model and the building regulations, tested against the employer's requirements, and simulated for its effect on energy and carbon. Every decision is made with a full picture of the trade-offs involved.

Controlled approval and sign-off
Every change is submitted as a proposal and signed off by a named person. Approval routes are agreed at the outset. Each change is reviewed by the disciplines it affects, then approved by the client, with every response held against it. Portico then updates the baseline and notifies every party. Nothing changes the project without a decision on record.

Calibration of real world performance
Portico's Verify module feeds actual performance data from the building into the baseline model, updating it to reflect how the building actually behaves. Operational changes can then be evaluated before they are made and the building brought into line with the performance it was designed to deliver.
Better decisions, better buildings
Nothing changes without a decision
Every change is evaluated against the baseline model before it is approved, so any deviation from what was signed off is seen and deliberately taken, not absorbed.
See risk before it lands
The full impact of a change is visible at the point of decision. Cost overruns, compliance breaches and missed targets are caught before they are committed, not after.
Decide in minutes, not weeks
Evaluation runs the moment a change is proposed, so decisions that once took weeks of consultant back and forth resolve in minutes.
Understand every change
Portico's AI lets any discipline question a change in plain language, so teams align on one shared understanding and spend less time going back and forth.
Keep everyone aligned
Every party works from the same live baseline, so no one is acting on a stale version or reconciling conflicting information.
Govern every decision
Each change is approved by a named person and recorded, giving a defensible account of what changed, when, by whom and why.
Who Portico is for

- Assets delivered closer to what was intended
- An objective record of what changed and why
- Defensible reporting for owners, funds and lenders
- In-use performance measured against what assets were designed to deliver
Developers
- No change approved with its cost unanswered
- Evidence you can take up the chain
- Value engineering with the trade-offs visible
- Proposals for changes arrive with their impact assessed
Main contractors
- Assess the impact of changes in real time
- Conflicts found before a change is approved
- Cost savings with the trade-offs visible
- A record that proves what was delivered
Professional teams
- Test a change before proposing it
- One baseline, shared by every party
- Question the design directly without waiting on another discipline
- The full evolution of the project, on record
Every project runs on change. Portico governs it.
Portico works across projects of every size and priority.
- New build
- Retrofit
- Refurbishment
- Fit-out
- Decarbonisation
- Change of use
- Change of energy status
Built from the ground up by engineers who know the problem
Portico was not designed from a research paper or a market analysis. It was built by engineers and consultants who have spent two decades watching the gap open between what was designed, what gets built, and how it performs in use.
- Two decades of experience across UK commercial real estate
- Shaped with architects, developers, contractors and asset managers who live these projects
- Founded by a practising engineering consultancy and tested on live projects
- Portico engineers survey buildings onsite, so baselines reflect real conditions
- Built on the RIBA Plan of Work, NRM and Uniclass classification
- Evaluates against UK Building Regulations, EPC, MEES, CRREM and NABERS UK
